Which Unilock Models This Applies To

Unilock windows and doors are manufactured in several product tiers, and the part you need depends on the series stamped on the frame label. Look for a small metal or vinyl tag in the head jamb or along the vertical stile; the series number (3000, 5000, or 8000) and a date code tell us which hardware generation you have.

The 3000 series uses a narrower 5/8-inch tilt latch with a flat-profile cam, while the 5000 and 8000 series share a 3/4-inch latch with a rounded cam that engages more deeply in the keeper. This matters because aftermarket latches marketed as “universal” often fit poorly in the 3000 series, leaving a gap that lets water track behind the sash. We source OEM-spec Unilock hardware from our distributor in San Leandro, and when OEM is back-ordered, we use Truth Hardware or Amesbury equivalents that we’ve verified for exact cam depth and pull force.

For door units, the roller assembly and multi-point locking strip vary by door height and jamb width. A 6-foot-8-inch door takes a 31-inch locking strip; an 8-foot door takes a 47-inch. Measure the existing strip before ordering; the hole spacing is not interchangeable between generations.

Signs Your Unilock Windows & Doors Is Failing

• The sash drops or won’t stay open. The coil balance or block-and-tackle assembly has lost tension. In Oakland’s mild climate, these typically last 12-15 years, but coastal salt air in the Jack London district accelerates corrosion in the balance shoe.
• Visible gap along the sash edge when closed. The weatherstrip has compressed or the sash lock is no longer pulling the sash tight against the frame. We check whether the keeper has shifted in the jamb, which is common in older Oakland homes with settled framing.
• Tilt latch won’t engage or releases on its own. The plastic latch body has fatigued or the spring clip has corroded. Unilock’s earlier nylon formulation becomes brittle after roughly a decade of UV exposure, especially on south-facing elevations in the Oakland Hills.
• Door handle lifts but the deadbolt doesn’t retract fully. The multi-point gearbox has worn internally, or the linkage between handle and locking points has slipped. Forcing the handle will strip the aluminum housing; we replace the gearbox rather than the entire strip when possible.
• Condensation between glass panes. The insulated glass unit (IGU) seal has failed. This is not a hardware fix; the sash needs a new IGU or full sash replacement. We measure glass thickness and spacer width to order the correct replacement.

DIY or Call Us?

There’s a short list of checks an owner can safely make. Verify the window is fully closed before testing the lock; confirm the keeper screw hasn’t backed out; and look for debris in the track that’s preventing full closure. These take five minutes and solve about 20 percent of the calls we receive.

What we don’t recommend: removing a sash with a failed balance, disassembling a multi-point door lock, or attempting to reglaze an IGU. The balance is under spring tension and can release suddenly; the door lock components are timed to each other and easy to misalign; and broken glass is a laceration risk we see too often.
