PGT Driveway & Pavers: The Oakland Owner’s Guide

We stock and install PGT-compatible driveway and paver components across Oakland, with most replacement jobs running $5,000-$14,000 for full driveway replacement and $7,000-$18,000 for paver installations depending on substrate condition and square footage. Most PGT paver edge restraints, jointing sand, and base stabilization materials are available same-day through our Oakland supply chain. Homeowners usually discover the failure when pavers shift after winter rains, edge restraints pop during thermal expansion, or the base settles unevenly - often first noticed as a trip hazard or pooling water in the Temescal or Rockridge flatwork we see regularly.

Which PGT Models This Applies To

PGT produces paver systems, permeable paver grids, and driveway stabilization products sold through regional distributors in Northern California. The critical compatibility marker is the PGT series stamp molded into the edge restraint or grid corner - typically “PGT-300,” “PGT-500 Permeable,” or “PGT-Base” for the stabilization geotextile. We match these to the joint width your original installer left, usually 1/16 inch for tight-set driveways or 1/4 inch for permeable applications.

OEM PGT edge restraints run 8 feet per section with pre-punched stake holes at 12-inch centers. Aftermarket equivalents from Belgard and Techo-Bloc match the profile but use 10-inch stake spacing, which works fine in clay-heavy Oakland hills soil but can creep in the looser alluvial fill near the Coliseum area. We stock both and specify which we’re quoting. If your original install used PGT’s proprietary flex-edge for curved runs, only the OEM maintains that bend radius without cracking - we’ve learned that on a job in Maxwell Park where the homeowner supplied a generic substitute that failed in 14 months.

Signs Your PGT Driveway & Pavers Is Failing

Signs Your PGT Driveway & Pavers Is Failing
  • Pavers rocking underfoot. The bedding sand layer has washed out or compacted unevenly, usually from inadequate edge restraint holding the field together. In Oakland’s clay-dominant soil, this accelerates after any irrigation line break.
  • Visible gaps opening between pavers. Jointing sand has eroded or the original polymeric sand broke down. PGT’s recommended joint width is specific to the series; too wide and the sand can’t lock, too narrow and thermal expansion spalls the edges.
  • Edge restraints pulling away from the border. The plastic restraint cracked at a stake point or the stakes rusted through. PGT’s standard stakes are galvanized steel; if your installer substituted uncoated landscape spikes, Oakland’s winter moisture cycle destroys them in 3-5 years.
  • Pooling water where drainage used to work. Base material has settled or the permeable grid clogged with fine sediment. In the East Bay’s combination of dry summers and sudden winter saturation, this is the first visible sign of base failure.
  • Weeds or moss growing in joints. The jointing sand barrier is compromised, which means water is getting through to the base. This is cosmetic for a season, then structural when freeze-thaw or root pressure follows.

Replacement Cost & What’s Included

For PGT driveway and paver work in Oakland, our installed pricing breaks down as follows:

Driveway Sealing (maintenance) $250-$700
Concrete Driveway Installation $4,500-$12,000
Paver Driveway Installation $7,000-$18,000
Driveway Replacement (full) $5,000-$14,000
Paver Patio Installation $3,500-$11,000

The range depends on three factors we assess on every site visit: square footage, whether the existing base is salvageable (saves $800-$2,000 in excavation and import), and access for equipment - tight Oakland lots with no alley require hand-disposal, which we line-item in the written quote. Under Clause 1 of the Haven Standard, that quote is a flat price with scope and warranty in writing before any work starts. No change proceeds without a signed change order. Our 365-Day Done Right Promise covers the installation, and we document the base condition, edge restraint placement, and final compaction with a photo record you receive before we leave.

An owner can safely inspect: lift one paver at the edge to check bedding sand depth (should be 1 inch of coarse concrete sand), verify edge restraint stakes are present and not rusted, and confirm jointing sand is still granular, not powder. What goes wrong in DIY: relaying pavers without regrading the base, which guarantees the same failure in one wet season; using play sand or mason sand instead of ASTM C33 coarse concrete sand, which washes out; and skipping the plate compactor on the base and bedding layers, which PGT’s installation manual requires in two passes. The compactor rental is $90, but the 200-pound machine on a slope is where homeowners get hurt or under-compact. We carry the compactor, the moisture content gauge, and the PGT-specified joint sand on every truck.
