  • Corner trim separation with visible caulk failure. HardieTrim expands and contracts at a different rate than the substrate framing; when the initial bead was applied without backer rod or the specified 3/16″ gap, the joint opens within three to five years. We find this most often on ADUs built during the 2019-2021 rush when speed outpaced detail.
  • Bottom-edge panel swelling or “fishmouthing.” Hardie panels are fiber-cement, not wood, but they wick water if the finished edge sits below the foundation line or the starter strip was omitted. In Oakland’s clay-heavy soils, splashback from unguttered roofs accelerates this.

An owner can safely inspect: walk the perimeter with binoculars, photograph any gaps or stains, and check that gutters discharge at least 6 feet from the foundation. Do not attempt to remove or replace Hardie panels yourself. Fiber-cement is silica-heavy; cutting it without a HEPA vacuum and respirator violates Cal/OSHA standards and exposes you to lung damage. The panels weigh 2.3 pounds per square foot, a 4’x10′ sheet is awkward and fragile until fastened, and the fastening pattern, 1″ from edges and 16″ on center with specific setbacks from trim, is not forgiving of error.
