  • Gaps appearing at the module-to-module connection. The EPDM weatherproof gasket compresses over the first two Oakland winters, especially if the unit was installed during a dry September and never re-torqued. Thermal cycling in the East Bay’s 40-degree winter-to-summer swing loosens the structural bolt pattern. We check bolt torque with a calibrated wrench and replace the gasket set if compression exceeds 30 percent.

There’s a short list of checks an owner can safely make. Verify the compliance label for your series and manufacturing date. Walk the perimeter with a flashlight and look for gasket compression or daylight at the module seams. Check the electrical panel for moisture or corrosion. These observations help us diagnose faster when you call.

What you should not do: torque structural bolts without a calibrated wrench and the factory spec sheet, or attempt to reseal the utility chase without replacing the firestop foam to Oakland’s current building code. The bolt torque on a Boxabl unit is 110 foot-pounds for Series 2, and over-torquing strips the threaded insert in the steel frame. Under-torquing lets the module shift in the next earthquake. The 2019 California Building Code, adopted by Oakland with local amendments, requires firestop rated to two hours in utility chases between dwelling units. Generic spray foam from the hardware store does not qualify.
