The BL-300 and BL-400 patio door series share a common tandem roller assembly, but the handle set and mortise lock differ: the 300 series uses a 45-degree thumb turn, while the 400 series uses a 90-degree throw.

For weatherstripping and sash seals, OEM Blanco parts are no longer manufactured, but we source direct-fit equivalents from Amesbury and Ultrafab that match the original compression specs. The aftermarket bulb seal for BL-series windows is a 3/16-inch by 3/8-inch dual-durometer vinyl, which performs better in Oakland’s UV exposure than the original single-durometer material that hardened and cracked within eight to ten years.   • Window slams shut or won’t stay open. The spiral balance has lost tension or the shoe has detached from the sash track. In Oakland’s older homes near Lake Merritt, we find this more often on south-facing units where decades of heat cycling have fatigued the spring steel.
  • Visible gap between sash and frame, or drafts near the lock. The pile weatherstrip has compressed permanently or the bulb seal has shrunk. Once the seal gap exceeds 1/8 inch, you’re losing conditioned air and inviting moisture intrusion during our winter rains.

  • Lock thumb turn spins freely or latch misses the strike. The zinc die-cast mortise lock body has cracked at the cam, or the wood frame has settled and shifted the keeper position. We see this often in Fruitvale-area homes built on fill soil where seasonal settling is pronounced.

There is safe troubleshooting and there is work that belongs to a technician with the right tools. An owner can check whether the window lock is fully engaged before assuming the sash is misaligned, or vacuum debris from a patio door track to see if movement improves.
