• Draft along the sill or jamb, even when closed. The compression weatherstrip has flattened or the fin seal has pulled away from the frame. The marine layer moisture accelerates this; we replace with Santoprene-grade stripping that holds its shape longer in humid cycles.
• Door latch won’t engage or requires lifting the handle. The multi-point lock mechanism has worn at the deadbolt cam, or the frame has settled and the keep is misaligned. This is common in the clay-heavy soils of the Oakland hills where seasonal movement shifts door frames.
• Condensation between glass panes. The insulated glass unit (IGU) seal has failed, allowing moist air into the space between lites. Once the desiccant saturates, the fogging becomes permanent; the fix is IGU replacement, not wiping the glass.

DIY or Call Us?

An owner can safely check a few things: verify the lock engages smoothly with the door held closed by hand (isolating latch from alignment), look for visible weatherstrip gaps with the door closed against bright daylight, and note any stamped numbers on the balance tube or door edge sticker. What we don’t recommend: removing a constant-force balance without a winding tool, adjusting a multi-point lock without checking frame square first, or attempting IGU replacement. The balance stores significant tension and can unwind violently; the lock mechanism is easy to misalign and hard to re-sync; and IGU work requires clean-room assembly conditions you don’t have in a garage.
