• Visible gap widening at the addition-to-house seam. Oakland’s adobe clay soils expand and contract with winter rains and summer dryness. • Water intrusion at the roof wall intersection after normal rainfall. ActiveYards step flashing is proprietary in profile. If a non-ActiveYards roofer replaced it with generic L-flashing, the overlap geometry is wrong and water backs up. We stock the correct profile and replace it with the manufacturer’s specified 4″ head lap.
• ADU subfloor bounce or squeak that worsens. The AY-HTS hybrid system uses a 12″ on-center joist spacing with specific bridging requirements. Missing or improperly nailed bridging lets joists roll. We install the ActiveYards-specified solid blocking or steel X-bridge, depending on series year.
