CGI Bathroom Remodeling: The Oakland Owner’s Guide

CGI bathroom remodeling in Oakland typically runs $9,000-$28,000 for a full replacement with compatible fixtures, finishes, and waterproofing systems, depending on whether we’re working within an existing footprint or reconfiguring the layout. Most CGI-compatible jobs we quote in the Fruitvale and Glenview neighborhoods fall in the $12,000-$18,000 range for a standard 5×8 hall bath with solid-surface surround and a Toto or Kohler fixture package. We stock common CGI trim kits, valve bodies, and drain assemblies on our Oakland trucks, and we can usually inspect and quote within 48 hours of your call.

Homeowners usually discover a CGI bathroom system is failing when the acrylic surround starts cracking at the stress points near the valve cutout, or when the integrated drain assembly develops a slow leak that stains the ceiling below. In older Oakland homes with the original galvanized supply lines, we also see pressure-related failures where the CGI valve body can’t seal against uneven water pressure.

Which CGI Models This Applies To

CGI, or Composite Group International, manufactured modular bathroom systems from the late 1980s through the mid-2000s under several series names that appear on the specification label, usually found behind the access panel near the valve or on the drain body itself. The most common lines we encounter in Oakland are the CGI Classic Series (1992-2001), the CGI Designer Series (1998-2006), and the commercial-grade CGI ProLine used in several multi-unit buildings along MacArthur Boulevard and in the Dimond District. The Classic Series used a 2-inch drain hub with a proprietary compression gasket; the Designer Series switched to a standard 2-inch PVC hub with an O-ring seal; the ProLine used a heavier 3-inch hub with a threaded brass insert.

Identifying your series matters because the valve bodies are not cross-compatible. The Classic Series valve has a 6.5-inch center-to-center rough-in with a rectangular escutcheon plate; the Designer Series moved to a 7.25-inch center with a rounded plate and integrated volume control. If you’re reading a part number, the Classic prefix is “CGC-“, Designer is “CGD-“, and ProLine is “CGP-“. We carry OEM-equivalent valve bodies and trim from BrassCraft and Danco that match CGI’s original specs, though for the Classic Series we sometimes need to fabricate a custom escutcheon adapter when the original plate is cracked. For surrounds, we source from Swanstone and Transolid, both of which fabricate to CGI’s original dimensional templates.

Signs Your CGI Bathroom Remodeling Is Failing

Signs Your CGI Bathroom Remodeling Is Failing
  • Stress cracks radiating from the valve cutout. CGI’s acrylic surrounds were molded thin at the valve penetration to accommodate the escutcheon plate, and decades of thermal cycling in Oakland’s marine climate causes embrittlement. The cracks start hairline and spread radially; once water reaches the substrate, the particleboard backing swells and the crack accelerates.
  • Soft spots or discoloration on the surround wall. This indicates the adhesive bond between the acrylic skin and the backing board has failed, usually from a leak at the valve seal or corner joint. In Oakland’s older homes with minimal wall insulation, condensation behind the surround accelerates this separation.
  • Drain assembly leaking or slow-draining. The CGI Classic compression gasket hardens after 15-20 years and loses its seal against the drain hub; the Designer Series O-ring suffers the same fate. A slow drain often means the integrated trap is clogged with degraded gasket material.
  • Valve handle stiff or grinding. The CGI ceramic disc cartridges were sourced from several vendors over the production run, and the lubricant dries out. Hard water in the East Bay, particularly in areas served by EBMUD’s older cast-iron mains, accelerates mineral buildup on the disc faces.
  • Musty odor from the access panel. This nearly always means water has been leaking into the wall cavity long enough to support mold growth on the backing board. The smell precedes visible ceiling damage by weeks or months.

Replacement Cost & What’s Included

For a full CGI bathroom replacement in Oakland, our installed price ranges from $9,000 for a straightforward swap of a standard 5×8 hall bath with a Swanstone solid-surface surround and Toto Drake fixture, to $28,000 for a reconfigured layout with custom tile, heated floor, and a Kohler Purist fixture package. Most of our Oakland quotes cluster between $12,000 and $18,000.

The range depends on three factors: whether we’re working within the existing wet-wall footprint or moving plumbing (moving a toilet drain in a slab-on-grade Oakland home adds $1,500-$3,000); the condition of the substrate behind the old surround (water-damaged greenboard or studs add remediation cost); and the fixture and finish selections. Our quotes are flat prices with written scope, delivered before any work starts, under Clause 1 of the Haven Standard. Every CGI replacement includes removal and disposal of the old system, substrate inspection and repair as needed, installation of a new waterproofing membrane (we use Schluter-Kerdi in wet areas), the new surround or tile system, fixture set and trim, and a pressure-tested final inspection with documented photo record. The 365-Day Done Right Promise applies to all work.

There’s a clear line between what an Oakland homeowner can safely check and where the job needs a licensed contractor with the right insurance and permit knowledge.

You can safely confirm your CGI series from the label behind the access panel, measure your rough-in dimensions, and check the shutoff valves for operation. If the valves don’t hold, that’s your first sign to stop; replacing a failed shutoff on a live galvanized line in an older Oakland home without a main shutoff tool risks a flood.

Where DIY goes wrong with CGI systems is the integrated waterproofing. The surround is only one component; the membrane behind it, the vapor barrier, and the proper slope to the drain are what keep the next owner from finding your work in their ceiling. We’ve opened too many DIY jobs in Maxwell Park and Redwood Heights where the surround looked fine but the substrate was saturated. CGI systems also predate modern Oakland plumbing code in many installations; a permit is required for valve and drain replacement, and the inspection timeline is not forgiving if the work isn’t to current standard.
