Tamko Bathroom Remodeling: The Oakland Owner’s Guide
Rowan Construction Group Oakland stocks and installs Tamko-compatible bathroom remodeling components, with typical installed projects running $9,000-$28,000 depending on scope and material grade. We carry common Tamko shower surround panels, trim kits, and waterproofing accessories on our trucks, and most replacement jobs in the Oakland area start within a few business days of the written quote. Homeowners usually discover a problem when they notice water staining the drywall behind a shower valve, find soft spots in the subfloor near the tub, or realize the laminate surround has delaminated at the seams after years of Oakland’s marine-layer humidity cycling.
Which Tamko Models This Applies To
Tamko’s bathroom product line centers on the Tamko Shower Surround System and the Tamko Bath Accessories series sold through regional distributors between 2012 and 2020. The surrounds come in three thicknesses: .080″ standard, .100″ mid-grade, and .125″ commercial - and the trim kits are not cross-compatible between them. Check the AAMA certification sticker on the panel edge or the stamped code on the aluminum trim extrusion; if the series prefix reads “TSS-080,” “TSS-100,” or “TSS-125,” you’ve got the right match.
We also see the older Tamko Aqua-Lock membrane system in Fruitvale and Maxwell Park homes built during the 2015-2018 boom, identifiable by the orange peel-textured surface and the “AL-48” roll marking. The Aqua-Lock adhesive changed formulation in 2016; patches on pre-2016 installs need the original solvent-based cement, not the newer latex version, or the seam will fail again in six months.
On OEM versus aftermarket: Tamko discontinued direct consumer parts sales in 2021, so most replacements now run through Dryvit-compatible or Tamko-licensed aftermarket channels. We source through a Bay Area distributor who maintains the original die tooling for the TSS-125 trim profiles, which matters because the big-box aftermarket extrusions run .010″ undersized and gap at the corners.
Signs Your Tamko Bathroom Remodeling Is Failing

- Soft or discolored drywall near tub corners. The butyl tape behind the Tamko trim flange has dried out - common in Oakland’s east-facing bathrooms where morning fog lingers - letting capillary water migrate into the stud bay. The fix is removal, re-flashing with fresh tape, and reinstallation; patching over it traps rot.
- Surround panels bowing outward between fasteners. This means the .080″ or .100″ panel has lost its bond to the substrate, usually because the original installer used a water-based adhesive in a high-moisture application. The panel itself may be salvageable if the substrate is still flat; we check with a straightedge before quoting.
- Black staining at horizontal seams. The Aqua-Lock membrane’s factory seam tape has delaminated. In Oakland’s climate, this happens faster on north-facing walls where surfaces never fully dry. The membrane needs sectional replacement, not just surface cleaning, or the mold returns.
- Trim pulling away from the wall with visible caulk failure. Tamko’s aluminum trim expands at a different rate than the PVC surround; after five to seven years, the caulk bead cracks. Recaulking without backer rod just repeats the cycle in eighteen months.
- Subfloor sponginess around the toilet or vanity. The waterproofing membrane terminated short of the flange or was punctured during a prior fixture change. We find this in about thirty percent of Tamko-era bathrooms we open up in the Dimond and Laurel districts, where quick flips were common in the mid-2010s.

The low end assumes the substrate is sound, the plumbing stays in place, and we’re matching to existing Tamko trim profiles. The high end covers subfloor replacement, moving the drain, and upgrading to the .125″ commercial panel with full waterproofing redundancy. Every quote is a flat written price with line-item scope before work starts - under Clause 1 of the Haven Standard, no number is verbal. Our 365-Day Done Right Promise covers labor and materials; the documented photo record from each visit goes to you by text, standard.

There’s a safe middle ground here, and a hard stop. An owner can pull the escutcheon plates, run a fan for forty-eight hours, and check whether the substrate behind is firm - that’s useful information and carries no risk. What doesn’t work is cutting into a Tamko surround with a multi-tool hoping to patch it; the panels are tension-set, and once you break the factory edge, the replacement piece won’t seat flush without removing the whole field.
The bigger concern is what you can’t see. Oakland’s pre-1980s housing stock often has no vapor barrier behind the original plaster, and the Tamko membrane may be the only moisture break. Disturb it without a drying plan, and you’re looking at stud replacement six months later. We carry moisture meters and thermal imaging on every truck; the photo record shows you exactly what we found before we quote. If you want a second opinion on another contractor’s estimate, bring it by - we’ll review it line by line at no charge. Call (628) 300-4376 to schedule.
FAQs
A properly installed Tamko surround with full waterproofing should last fifteen to twenty years in Oakland’s climate, though east- and north-facing bathrooms with poor ventilation tend toward the lower end. The marine layer adds about two extra moisture cycles per week compared to inland East Bay, which stresses the adhesive bonds faster. Call (628) 300-4376 for an exact quote on your setup - estimates are free.
Localized trim re-bedding or seam patching can work if the substrate is dry and the damage is under six inches, but we don’t recommend it for delaminated panels or membrane failures - the repair outlasts the surrounding material by about eighteen months, and you’ll pay twice for access. We document the full condition before recommending either path. Call (628) 300-4376 for an exact quote - estimates are free.
Most full surround replacements run four to six business days from demo to fixture hookup, assuming no subfloor or plumbing relocation. Subfloor replacement adds two to three days; moving the drain adds one. We don’t start demo until the written price and scope are signed - no surprises, no change orders mid-stream unless you sign off. Call (628) 300-4376 for an exact quote - estimates are free.
We carry TSS-080, TSS-100, and TSS-125 trim kits, corner pieces, and butyl flashing tape on our Oakland trucks, plus the pre-2016 Aqua-Lock solvent cement for legacy patches. Full surround panels are job-ordered from the Bay Area distributor with a three-day lead time. If your model is outside these series, we’ll source it and give you the written price before ordering. Call (628) 300-4376 for an exact quote - estimates are free.
