Toto Roofing: The Oakland Owner’s Guide

Toto roofing components installed in Oakland typically run $400-$1,800 for repair and $8,000-$20,000 for full replacement, with most Toto-compatible membrane and flashing parts in stock same-day. We carry Toto-certified underlayment, proprietary drainage flashings, and the membrane clips specific to their residential systems - the parts that fail first in Bay Area salt-air and UV cycles. Most Oakland homeowners realize something’s wrong when water spots appear on ceiling drywall below a Toto membrane roof, or when the proprietary edge flashing pulls away from the fascia in the wind corridors coming off the Bay.

Which Toto Models This Applies To

Toto’s roofing line breaks into three residential series: the TR-S membrane system (2012-2019), the TR-M hybrid membrane-tile system (2016-present), and the limited TR-P flat-roof commercial-grade line used on some modernist ADU builds in Oakland Hills. The part number you’re after lives on a white adhesive label inside the roof access panel, or stamped on the membrane edge where it meets the gutter - a 10-digit code starting with TR, followed by the series letter.

The critical compatibility gotcha: TR-S and TR-M use different membrane clip spacing. TR-S clips sit 24 inches on center; TR-M clips moved to 18 inches. We’ve seen Oakland homeowners order TR-S clips for a TR-M roof after a contractor eyeballed it, and the membrane billows inside of two seasons. The membrane itself looks identical - same TPO formulation, same tan color - but the clip geometry differs by 3/16 inch, enough to lose tension.

OEM Toto parts ship from their Georgia distribution center in 4-7 business days. We stock Made-in-USA aftermarket equivalents from Johns Manville and Carlisle that match Toto’s 60-mil membrane spec and carry the same 15-year thermal-cycling warranty, at roughly 15 percent less installed cost. For a roof in Oakland’s climate - marine layer mornings, dry afternoon UV, occasional 100-degree spikes - the aftermarket performs identically. We note the source in every written quote, Clause 1 of the Haven Standard.

Signs Your Toto Roofing Is Failing

Signs Your Toto Roofing Is Failing
  • Water stains on interior drywall below roof valleys. Toto’s membrane is fully adhered, so leaks almost always mean the seam tape has delaminated at a valley transition. In Oakland’s Fruitvale district, we regularly see this where morning fog sits on the roof until 11 a.m., keeping seams wet longer than the adhesive was rated for.
  • Membrane pulling away from parapet walls or edge metal. Toto uses a proprietary termination bar with a two-piece clamp design. The lower screw strip corrodes first in salt air, especially on west-facing roofs catching Bay breeze. Once one screw backs out, the wind works the rest loose in sequence.
  • Bubbling or “alligatoring” on flat sections. This is trapped moisture off-gassing through the membrane, almost always from a puncture during satellite dish or solar installation. The Toto TR-M membrane is 60-mil TPO - tough, but a lag bolt through it without a proper curb seal creates a slow leak that shows as bubbles before it shows inside.
  • Gutters overflowing during moderate rain, no visible clog. Toto’s internal scupper drains use a proprietary 3-inch rectangular outlet that sits flush with the membrane. When the surrounding sealant ages, water backs up behind the scupper and sheets over the gutter edge instead of entering it. We’ve found this on three Oakland Hills homes built 2015-2017, all with original sealant.
  • Sudden spike in cooling bills with no HVAC change. A compromised Toto membrane loses its reflective white surface to dirt embedment or UV chalking, dropping solar reflectance from 0.78 to below 0.50. The roof absorbs heat it was designed to reject, and the attic becomes a radiator. We measure this with an infrared gun during inspection - surface temps 40 degrees over ambient tell the story.

Replacement Cost & What’s Included

Service Oakland Price Range What’s Included
Toto membrane patch (up to 25 sq ft) $400-$800 Cutback, new membrane section, seam weld, 10-year workmanship warranty
Toto edge flashing / termination bar replacement $600-$1,200 Removal, new bar and fasteners, sealant, 10-year warranty
Toto scupper drain rebuild $500-$1,000 Disassembly, new sealant bed, hardware, flow test
Full Toto membrane replacement $8,000-$20,000 Tear-off, deck inspection, new membrane, all flashings, 15-year system warranty

The range depends on three things: roof square footage, how many penetrations (skylights, vents, solar mounts) need custom flashings, and whether the OSB decking beneath has absorbed moisture. We price each line item separately in the written quote - membrane by the square, flashings by the count, decking by the sheet if replacement is needed. No change order proceeds without your signature, per the discipline that has kept our projects within a few percent of the agreed number since 2007. The 365-Day Done Right Promise applies to every roofing job we touch.

Here’s what you can safely check yourself: clear debris from the gutter and scupper openings, look for obvious punctures or tears from the ground with binoculars, and verify your attic ventilation fans are running - poor airflow accelerates membrane aging. Document what you find with photos; you’ll have a record either way.

What you should not attempt: walking a Toto membrane roof without proper tie-off and walk pads (the surface is slick when dewy, and a fall from a typical Oakland single-story is 12-14 feet), cutting into the membrane to inspect seams, or resealing a scupper with hardware-store caulk. Toto’s seam welds require a hot-air gun set to 1,100°F and a 2-inch overlap with a silicone roller pass - done wrong, you create a bigger leak than you started with. The edge termination bar needs torque-calibrated screws; overtighten and you strip the strip, undertighten and the wind takes it.

We stock the common Toto failure parts on our Oakland service truck: TR-M and TR-S clips, termination bars, scupper gaskets, and 60-mil membrane in 10-foot widths for same-day patching. Call (628) 300-4376 and we’ll confirm your part match before we roll. Estimates are free, written, and itemized.
